BUYER SERVICESAn initial interview is held to discuss your home buying criteria to include neighborhood, schools, price range, style and amenities. Once your criteria are established, personalized home searches are performed daily through the Greater Cincinnati Multiple Listing Service (MLS) and Northern Kentucky MLS. These searches are inclusive of "For Sale By Owners" and other unlisted properties, insuring that you have access to the complete inventory of available homes on both sides of the river. When homes are found that interest you, an arrangement will be made for you to view the properties at a time that is convenient to you. Each property toured will be assessed with regard to your specific needs. When necessary, information will be obtained with regards to taxes, assessments, local laws, easements and survey data to assist you in your analysis of each property. Access to such extensive information allows you to make a more informed decision when selecting your new home. HHB Partners also utilizes comparative market analysis to assist you in analyzing the sales prices of similar homes in the neighborhood. This analysis will aid you in determining your purchase offer price. Once you have chosen a home, an offer to purchase will be drafted using the Cincinnati Area Board of Realtors® contract forms. These forms have been prepared in conjunction with the Cincinnati Bar Association and incorporate all significant elements of the transaction. The contract will be written to include safeguards for you as a buyer — such as inspections, financing contingencies and occupancy. Since the partners have proven successful in both buying and selling markets, they can successfully negotiate on your behalf while maintaining confidentiality at all times with regard to your strategy and price flexibility. Once you and the sellers have agreed upon the contract, you will be assisted in obtaining financing. Through the years HHB Partners has established personal relationships with many reputable lenders. HHB understands the mortgage business and gets involved in the lending process in order to find the best rate and loan to fit your specific needs. To facilitate a smooth closing, you will be guided through the process to completion, insuring that all paperwork is in order with careful emphasis on your understanding of all documents presented for your signature. SELLER SERVICESHHB Partners will perform an in-depth market analysis and appraisal for your home based on comparable properties sold and offered for sale in your neighborhood. The partners have the experience and knowledge of market trends to enable you to price your home correctly for the current market. A properly priced home will attract a greater number of potential buyers and increase your chances for a quick sale. In addition, "smart money" repairs and maintenance will be suggested to best prepare your home for showings in order to obtain the best possible offers. A complete advertising and promotional package will be tailored specifically for your property. — we do not utilize a "cookie cutter" ad schedule. Marketing tactics include MLS, print advertising in the Enquirer, Business Courier, Home Finder Weekly, professional brochures and flyers with color photos, professional networking, yard signs, Internet posting and virtual tours. Your campaign is designed to best promote your home and your home only. Copies of all print ads are sent to you so that you are informed of all efforts to market your property. All partners tour your home so that each is familiar with its amenities and is able to talk knowledgeably to prospective buyers and their agents. If desired, your property will also be listed in a “Tuesday Agent Tour, which allows area agents to become acquainted with your property. Another opportunity to expose your home to prospective buyers is to hold Open Houses during convenient weekend hours. Appointments to show your home are set through one number at our office and detailed records are kept. All showings are handled in a manner you are comfortable with. Feedback is sought in a timely manner from all agents, and comments that are received, both positive and negative, will be discussed with you after every showing. When an offer to purchase is made, you will be guided through the contract negotiation process to insure the best possible price for your home. Emphasis will be placed on paying particular attention to all dates, contingencies, buyer qualifications, and the like. Once you and the buyer have reached an agreement, your real estate professional will ensure that all contingencies, especially those relating to inspections and financing, have been removed. At your request, your home can continue to be shown for back up offers; a sold sign will not be placed on your property until all contingencies are removed. The contents of our relocation package are constructive, educational and are designed to familiarize you with the Greater Cincinnati area. Topics range from city information and local real estate practices to school district data and area recreation. This information will be invaluable in helping you determine what neighborhoods are of interest to you. Further data can be provided to you in the form of neighborhood profiles, analysis, and area demographics. If schools are an important factor in your decision making process, then you will be provided with the most recent Department of Education Report Card and district annual report on all local school systems. An arrangement can also be made for you to tour facilities of interest.
